While there are no guarantees that any business or project will perform as anticipated, there certainly are indicators that can be reviewed to help determine the likelihood of the success happening. For a business, length of time in business including past performance are key indicators. And for projects, like a property flip, cost analysis with budgeting and comp rates based on completion are solid indicators.
Given that there is some level of risk because, like most investments, the businesses and projects we review are not back or insured by some government entity like your savings account at a bank. This is why we consider the minimum level of return be at least 15% though our goal is for 20% – 40% returns.
One of the factors that can help improve the likelihood of the return is how long it takes to get it from the project or business. When it comes to projects like flips, most of them can be completed in less than a year and, in some cases, as soon as 6 months. When it comes to businesses, our focus is on their ability to increase the bottom line enough to pay a 20% or higher return in 12 months or 40% or higher within 24 months. Our philosophy is by minimizing the length of time for the return, there is less impact from market and economic trends that increase the security and likelihood of the ROI and Investment.
